1) The first step is to review our website and download our catalog of homes.  There is a lot of helpful information on our website that will be informative and take some of the mystery out of having a home built in the Poconos.  The catalogs provide information on each type of home.  Please be sure to reference the website for the most current pricing. 

From how to choose a builder, to the difference between what we do and modular homes, to exceptional financing resources, this site will help fill in the blanks and answer some of the common questions, right here and right now. 

2) After you've reviewed our website and downloaded a catalog of our homes you can call or e-mail us to schedule a visit. 

3) When you visit we will explain the building process, end to end, and show you completed homes and homes under construction.  During this no-pressure tour we will answer all of your questions about our homes and go over the building process step by step.  It's important to know that unlike most builders, we will never ask you to sign or buy anything.

4) If you like what you see and are interested in building with us, we can discuss the process of acquiring the perfect building site for your new home, assuming you don't already own land.  If you already own a lot, we can discuss what is needed to ensure the lot is indeed buildable and ready to go before you commit to anything.

Helpful Hint: Most land for sale in the Poconos, even those advertised as "building lots," are not buildable by definition.  And yes, shockingly it's still perfectly legal to buy and sell land that is not buildable in Pennsylvania.  But in working with us, who are licensed in building, development, and real estate, we make sure that the lot you select is 100% buildable before you take ownership or begin the building process.  During your first visit we will explain everything you need to know about buying a lot so when you're ready to get started you're confident in what you are buying.  Then, if you decide you'd like to build with us, we'd be happy to help you select the perfect lot from every available lot an area that best fits your needs.  We walk you through the entire process.

5) If you decide you'd like to have us build your new Pocono home we work with you on
  1. The home design and any floor plan changes you'd like to make.  Customization is easy and often at no additional cost, so don't come into this thinking customizing the house is going to drive up costs.
  2. The blueprints.  We design the home you want the way you want it.
  3. The permitting process.  We take care of everything regarding your township zoning and building permit, and any HOA permits that are required.
  4. Acquiring the land and/or confirming your lot is buildable.  If you don't already own land, we'll help you find the perfect lot.
We can also assist you in obtaining financing through one of our local lenders.

We Keep it Simple:

Unlike most builders, we don't make a guessing game out of determining exactly what having a new home built is going to cost.  We keep it simple and straightforward.  We are the only builder with a very serious, No Gimmicks - No Hidden Cost Policy.  That means you'll know before you sign anything what your home is going to cost.  We don't use words like "allowance" or "upgrades."  These simply mean you're going to be spending more money than you planned to.

To have a Great Pocono Home built there are 3 basic costs:

1) The cost of the land, plus standard closing costs.
2) The blueprint, permitting and township inspection fees, which townships charge up-front.  This is the only money we take at contract signing.  We never ask for or accept a deposit on construction costs or ask you to pre-pay for anything.  If any builder does, you should run the other way.
3) The cost of the house as shown on our website.  This is paid is 7 installments throughout the building process.

All of our homes are built to order and are built to the current building code.  We build on-site, to approved building code with approved designs and plans.  We don't build modular, pre-fab, or manufactured homes.  We build quality homes with quality materials from manufacturers you know, like G.A.F,  Andersen, Owens Corning, Therma-Tru, Ply-Gem, Jeld-Wen and Certainteed, Moen, Delta and Kohler, to name a few.
