We Now Offer Two Ways for Investors To Pay:
1) Traditional Construction Financing. You pay at the end of each of 7 phases of construction.
- The purchase price is less than the Build-then-Buy price, as you're paying during the construction process.
- You will own the land the house is being built on prior to construction. We help secure the land for you.
- You are responsible for property tax and insurance on the land, in additional to any HOA fees, if applicable. (We carry liability insurance in all circumstances)
- If financing through a lender, it requires a Construction Loan, in which case your land can/will be used toward your down payment/equity interest in the loan.
- You will have some closing costs on the purchase of the land and pay Pennsylvania transfer tax on the purchase of the lot only, at the time of closing, as with any real estate transaction.
- You can do up to seven site visits during construction.
- You will have more freedom for customization and more choices in colors and selections.
2) Build then Buy. We build it, then you buy it. (This option is only available to a limited number of customers each year)
- The contract price is slightly higher, as we're financing the construction, paying all carrying costs (taxes, insurance, HOA fees, Builders-Risk Insurance), and the land is included in this price. This home requires a minimum of 1 acre.
- You take ownership of the home and land once the house is complete.
- If you're financing, you would do so with a conventional mortgage, which offers interest rate savings over a typical construction loan, and which easily offsets the slightly higher cost long term.
- You will be required to pay closing costs at the time of settlement, including 2% transfer tax to the Commonwealth of Pennsylvania.
- Requires a non-refundable payment of $100,000. after the foundation is installed, which will count toward your equity interest, whether paying cash or financing.
- Your involvement and site visits during construction are limited.
- There are slightly less options in terms of customization, color selections and finishes. Quality and style doesn't change, but the home has to maintain general, broad appeal.
