One of our most successful sources of new business has been great realtors who are looking to capitalize even further on a recent lot sale. Some have even reached back to past customers who bought land. Why? Because they stand to make $10,000-$20,000 on average for every referral... and they get paid fast!
Our Great Realtor Referral program doesn't just pay a great commission for new builds, but it can pay great dividends for a lifetime.
What is a referral?
A healthy referral relationship is one where the realtor and/or the broker office doesn't just "refer" us, but recommends us, exclusively or nearly exclusively because they are familiar with our work, our reputation and our products. This leads to a long-standing, relationship that makes paying a referral fee worthwhile. Broker offices and their agents who refer us get paid regularly and quickly. We don't take one-off referrals or referrals made by agents we haven't worked with us in the past, or their broker hasn't, and who or aren't familiar with our work. There are just some simple ground rules that we follow to build good, working relationships with agents and agencies.
1) You refer a client directly and specifically
to us to the exclusion of other builders. This means you are recommending they build with us, vouching for us, and show a vested interest in the client selecting us as their builder. Handing a client a list of builders and following up to see who they contacted in order to secure a referral fee is NOT considered a referral. It has to be specific and direct
and to the exclusion of other builders. That's not to say you cannot recommend other qualified builders, but it should not be like providing a list of home inspectors or utility providers or grocery stores to a resale home buyer.
2) A direct referral
is saying to a customer, "This builder (or) these two builders are exceptional. I am going to contact them on your behalf."
3) It's important that you contact us first. If a client has had any contact with us prior to you contacting us, it's not considered a referral. That includes through our website, through phone calls, texts, e-mail, or through another referral office. Too many realtors reach back after they've found out who the client is working with to try to gain a referral fee. ( I am a broker too, so I am well aware)

4) You should know who you are referring, which is why we ask agents to join our referral program - so you have time to get to know us, talk to us, see a home or two, discuss how the land sale should go and what to look for in a buildable lot (And no, a perk test does not make a lot a buildable lot), and understand the building process and gain knowledge you can relay to your client. Remember, your client is going to come back to you if their lot ends up being a problem and/or you referred them to a builder they end up being unhappy with. They'll want to know why you referred them. So you should know us (or any builder you recommend), pretty well.
Our referrals begin with a conversation between the realtor agent and/or broker and us, as the builder, to see that we have what your client may be looking for, to understand the scope of what they are looking for, to see if we build where they are interested in owning a home, and to see that neither of us are wasting our time.
5) Referrals require a referral form submitted to us prior, unless we have spoken about a particular client first.
6) Standard referrals, those defined as direct and specific, in which we have a working relationship with a referral agent or real estate office, pay 3% of the advertised model price upon receipt of the foundation draw, which is early in the construction process.
7) Occasionally, and depending upon the circumstances, we will consider up to $2,500 for other types of referrals, such as indirect referrals from realtors, referrals where the client contacted us first, past customer referrals, and family and friend referrals.
Unlike any other builder we also pay you additional referral fees when:
1) The client builds a second home for investment, flipping, or as a rental any time in the future (6% of our customers do)
2) The client sells and upgrades or downsizes to another Great Pocono Home any time in the future (8% of customers)
3) The client refers a family member or friend to us any time in the future (19% of customers). Not all end in a sale, but many do.
So as you can see you have a great chance of earning more in referral fees than you would anywhere else. We can do this because what we're not spending in customer acquisition costs can then be spent on referrals and building our realtor referral base. So it's good for you and it's good for us.
