As licensed real estate professionals, our real estate division, Great Pocono Real Estate, Inc. has full access to the MLS (Multiple Listings Service) in the Poconos.  So, if you decide to build with us, we'll help you select and secure the perfect location for your stunning, new Pocono home in an area you'll love.  

And while most lots for sale on the MLS are NOT buildable, we weed out the bad ones and will only show you confirmed, buildable lots so you don't get stuck paying taxes on something you can't build a home on.  We know what makes a lot "buildable," so we can make sure we'll have no trouble getting the permits necessary to construct a new home.

If you already own land, we can consult with you by phone to confirm whether your land is buildable and what it may need to make it buildable.

Occasionally we find some special lots and acquire them so our customers have some great in-house selections to choose from.  We do not list these on the MLS, as they are reserved for our customers.  These include hard-to-find properties, such as view lots, game lands lots and properties that back up to the state park or forest.  They may also include lots in preferred areas and/or they're just very private or exceptional in some other way.

If you already own land, we can help determine if your lot is buildable and if your septic permit is current.  If your lot has never been tested or if you have an expired septic permit, (they are only good for 3 years), contact us and we'll help you get it taken care of.  No lot is buildable without a valid septic permit.
